Practical Appraiser Training (PAT™) follows a structured, instructor-led practicum model designed to provide supervised appraisal experience in a controlled, documented environment.
Step 1: Eligibility & Education Completion
Participants must complete all required qualifying education and meet applicable eligibility requirements prior to enrollment. State acceptance of practicum experience may vary.
Step 2: Program Enrollment
Eligible participants enroll in the appropriate practicum track based on their licensure goal, such as the Licensed Residential Practicum Program (LRP) or Certified Residential Practicum Program (CRP).
Step 3: Supervised Appraisal Assignments
Participants complete real residential appraisal assignments under direct instructor oversight. Assignments emphasize data verification, market analysis, valuation methodology, and USPAP-compliant reporting.
Step 4: Instructor Review & Documentation
Each assignment is reviewed for accuracy, methodology, and compliance. Experience is documented in accordance with practicum guidelines and maintained within standardized workfiles.
Step 5: Experience Application
Upon completion, documented experience hours may be applied toward licensure or certification where permitted by state regulation. Participants are responsible for confirming acceptance with their state appraisal board.
